Podcenenie projektov\u00fdch pr\u00edprav m\u00f4\u017ee pre investora prinies\u0165 nepr\u00edjemn\u00e9 prekvapenia, ktor\u00fdch v\u00fdsledkom b\u00fdva v lep\u0161\u00edch pr\u00edpadoch len nav\u00fd\u0161enie ceny\/\u010dasu v\u00fdstavby, v najhor\u0161om pr\u00edpade m\u00f4\u017ee znamena\u0165 neschv\u00e1lenie projektu.<\/p>\n\n\n\n<p>Na z\u00e1klade dlhoro\u010dn\u00fdch sk\u00fasenosti V\u00e1m pon\u00fakame slu\u017ebu odborn\u00e9 poradenstva v predprojektovej pr\u00edprave ku minimaliz\u00e1ci\u00ed dopadov vyvolanej nevhodn\u00fdm projektom stavby. Detailne vypracovan\u00fd a pripraven\u00fd projekt je k\u013e\u00fa\u010dov\u00fd pre \u00faspe\u0161n\u00e9 a r\u00fdchle absolvovanie EIA konania. Pon\u00fakame V\u00e1m odborn\u00e9 poradenstvo a zastupovanie v procese EIA.<\/p>\n\n\n\n<p>\u00dazemn\u00e9 povolenie z\u00e1meru, \u010di stavebn\u00e9ho povolenie zmeny existuj\u00facej \u010dinnosti nie je mo\u017en\u00e9 bez vydania kladn\u00e9ho stanoviska org\u00e1nu EIA. Podmienky rozhodnutia z EIA musia by\u0165 implementovan\u00e9 do \u00fazemn\u00e9ho rozhodnutia, \u010di dodato\u010dn\u00e9ho stavebn\u00e9ho povolenia. S\u00fa\u010das\u0165ou ka\u017ed\u00e9ho \u00daR je presn\u00e9 vymedzenie polohy stavby v r\u00e1mci konkr\u00e9tnej parcely.<\/p>\n\n\n\n<p>V\u00fdber vhodnej lokality a parcely pre potreby navrhovanej stavby\/z\u00e1meru je ve\u013emi d\u00f4le\u017eitou \u010das\u0165ou projektu, ktor\u00e1 podstatn\u00fdm sp\u00f4sobom ovplyv\u0148uje \u010fal\u0161ie podmienky nielen \u00fazemn\u00e9ho, ale aj nadv\u00e4zuj\u00faceho stavebn\u00e9ho a kolauda\u010dn\u00e9ho povolenia stavby. Spr\u00e1vne zvolen\u00e1 poloha stavby eliminuje spory so susedmi, \u010di obmedzenia v \u010fal\u0161om u\u017e\u00edvan\u00ed Va\u0161ej stavby.<\/p>\n\n\n\n<p>Na z\u00e1klade dlhoro\u010dn\u00fdch sk\u00fasenosti V\u00e1m vieme poradi\u0165, ako spr\u00e1vne naladi\u0165 dokument\u00e1ciu pre \u00fazemn\u00e9 povolenie (D\u00daR) projektu tak, aby ste sa hne\u010f na za\u010diatku vyhli nepr\u00edjemn\u00e9mu nav\u00fd\u0161eniu rozpo\u010dtu vyvolan\u00e9ho nevhodn\u00fdm projektom stavby.<\/p>\n\n\n\n<p><strong>Kedy \u00fazemko nepotrebujem?<\/strong><br>Ke\u010f je Va\u0161a stavba umiestnen\u00e1, pr\u00edpadne jej zmena nebude mimo jej p\u00f4dorysu. \u00dazemn\u00e9 rozhodnutie mo\u017eno spoji\u0165 so stavebn\u00fdm povolen\u00edm len pri jednoduch\u00fdch stavb\u00e1ch (spravidla rodinn\u00fdch domoch). O stavebn\u00e9 povolenie mo\u017eno po\u017eiada\u0165 po pr\u00e1voplatnosti \u00fazemn\u00e9ho rozhodnutia.
